Choosing a custom home builder to partner with is one of the most important decisions you will make in the homebuilding process.

Beyond craftsmanship and pricing, good builders should provide clarity, communication, and expertise. It’s important to partner with a homebuilding team you get along with and trust, because you’ll be working together for several months.

So, how do you ensure a builder is the right fit? We suggest starting with asking the right questions. That way, you can gauge how the builder operates and whether they can build out your custom home vision to your satisfaction.

At Sarona Homes, we believe transparency is key. That’s why we’re sharing 5 important questions every homeowner should ask homebuilders: along with our approach!

Check out our “What to Expect” page for more information.

Question 1: How Customized Can I Make My Home Design?

A lot of home builders will use the word “custom,” but it does not always hold the same meaning across building companies. Some builders will offer some customization options but not full flexibility to create a completely custom design.

So, ask your prospective builder what custom means. Is it the ability to design a home from square one, or do they just offer pre-set templates? Can you design the layout, choose all the features, and hand-select finishes?

The Sarona Homes team uses their expertise to collaborate on a fully custom home design. We do also offer a selection of home layouts you can use as a starting point, which you can then customize however you like. Whether you want to start from scratch or have a more guided home design approach, we have the capability and knowledge to bring your home vision to life.

And a Question We Get a Lot: Does Building a Custom Home Cost More?

One common misconception is that custom homes cost more to build. With Sarona Homes, that simply isn’t the case. The scope of the project and cost of materials is what dictates the price of the home. The fact that it is custom does not add to your home’s cost.

Don’t let the word custom scare you! Building a custom home may take more time to plan, but it does not need to cost more than any other new home build.

Question 2: What Does Your Home Design and Building Process Look Like?

It is crucial to have a good understanding of your home builder’s process. That way, you will not be met with surprises or disappointments. When meeting with a home builder, be sure to ask them to walk you through a typical homebuilding journey and explain what you can expect. Ask what will be expected of you, what decisions you have to make, and how you will be kept looped in during construction.

We outline our whole process, and will always walk you through every phase when we work together. Our approach to designing your home is collaborative. We see you as a partner, because you are the main stakeholder in your new home.

During the house construction, we will keep you updated on progress and next steps. We believe strong communication is critical when building a custom home. You will receive transparency at every phase when you choose Sarona Homes as a building partner.

Question 3: How Do You Handle Budget and Changes?

Make sure you understand how your building budget and changes work during the build. Ask your builder how they handle scope changes or other unforeseen adjustments to building plans.

We take a common-sense and creative approach to home building, and will work with you to navigate any budget or scope updates. Sometimes that might mean going with the luxury material you love, then using a more economical material elsewhere. Our team wants every client to be happy with their house, and will work with you to find smart solutions if anything unexpected comes up.

If there are any major scope or budget changes, depending on where we are at with the build and what those changes are, we can work to accommodate your change requests accordingly.

Question 4: Do You Have Experience With Building on My Type of Property?

When consulting with different builders, ask them what types of land they have experience building homes on. Ask them if they are local builders who specialize in Wisconsin properties, or if they are more widespread. If you have a parcel of land in mind or already secured, ask them about that type of land in particular and if they have experience with similar properties.

Our answer to this question: Yes, we probably do!

Sarona Homes loves building on challenging properties because we enjoy finding the perfect solutions. We specialize in building lake homes and working with unique lots that require extra strategizing and planning.

Whatever type of land you want to build your home on, we will find a way to design a beautiful new home that fits your lifestyle.

Question 5: What Kind of Communication Can I Expect Throughout the Process?

You know what happens when you assume, right? Your communication expectations might not be fulfilled during the home-building phases. That makes for a frustrating process. It is incredibly important to establish early on what communication will look like with your builder so you will both be on the same page.

When you build a custom home with Sarona Homes, we keep you updated during the initial planning, construction, and final steps. Our goal is to have most of your questions answered before you even have to ask them.

These Questions Matter.

Asking the right questions upfront can make the entire homebuilding experience smoother, more enjoyable, and ultimately leads to the best quality home for your needs. A strong builder relationship is built on trust, communication, and a shared understanding of your goals.
